Commercial Real Estate in Florida. I am back in Miami checking out this fourplex here in an area called Little Havana.
This is an excellent location very much in the heart of the walkability to restaurants and stores and all the Latin night life here in Little Havana.
This building is four units all two bedrooms, one bath. Currently, two units are rented yearly and there are two units that are Airbnb. The two units that are yearly bringing in $1450 a month. And the Airbnb, which are again two bedroom one bath each can bring in at least $2500 a month for just that one Airbnb unit.
This property features six parking spaces and four storage units in the back of the property.

I am excited to hang out with you for a couple of minutes today. I am in an area called Fort Lauderdale, close to Los Olas. I’m in a quaint little pocket that offers residential and a handful of multi-family properties. The building behind me is asking $1,200,000. It is 14,000 square feet, just under 10 units, 3,400 square feet, built in 1941.

Some of the value add options here with this property that I am touring today behind me, that it has parking and it also has a lot attached to this building that you can build and add extra income, add extra units. If you can buy it at the right price, this is a quaint pocket that definitely you can up rents in the area.

It’s 11-unit building behind me, 10 one-one’s and one two-one. The owner inherited it from his family. And again, chances are you landed here today, because I am commercial real estate in Florida. The property behind me was built in 1925. It has staircases on both entrances. There’s one in the front and one in the back. Is also a second building that you see over here. So, it’s a total of 11 units. The rents are low. It’s a value-add. It needs work. The roofs are flat roofs.

So, the tip here that I have for you is make sure that you do comps when you’re comparing apples to apples. You want to buy properties that are comparable, same condition. Miami is amazing weather and here in the Design District, which is in an area that is up and coming in Miami actually has been up and coming for many years. And I’m here at this duplex again in Design District, and it has been remodeled rehabbed and updated in each side of this.

Duplex is a three bedroom, two bath property has its own entrance and the owner has done an incredible job at updating this duplex Design District is known for its upscale retail properties here in Design District, such as Rolex and this particular property that I’m at the owner who is a client of mine is asking $799,000.

This is an excellent area for Airbnb and an excellent opportunity to perhaps consider an income almost $6,500 a month. If you were to rent it out on, just say a normal rental without Airbnb, you’d probably get somewhere a little over $5,000. So there’s definitely a nice cap rate return over here for these duplex.
